Three of the 5 bedrooms have their own private bathroom! One kids room is decorated with a unicorn theme and another is decorated with a Marvel theme. Three adult rooms are calm spaces for the grown ups to relax in privacy.

The house is only 3 years old and offers a fully equipped kitchen with appliances, wine glasses, all the cookware and dinnerware you could need. Free Internet Access (WiFi), Cable Tv, Dinning Room Area, Living Room, Bedding, Pool & Bath towels and more! Along with the neighborhood waterslide, large pools, lazy river ride, beach volleyball, putt putt golf (mini golf), and kayak rental.

Although our home has stairs, two bedrooms are located downstairs so not all guests are required to climb stairs.

You’re only 5 miles away from Disney World, and 15 minutes away from Universal and the airport. Lake Buena Vista shopping Outlets are 5-10 minutes away from Peek-a-boo Palms, and a brand new Publix is just across the street from the community. The airport is a 15 to 20-minute drive away.

**Please note the following rental policies**

- No smoking (min $300 fine).
- Pets now allowed! ($190 pet fee per stay). (Also, Please notify us in advance if you are bringing a service animal with you).
- No events, parties or large gatherings.
- Young children MUST wear a swim diaper in the pool at all times. NO regular diapers are allowed in the pool.t
- Primary renter MUST be at least 21 years old to book, must be staying at the rental property with other guests, and is responsible for all guests and visitors.
- Submission of Photo ID may be required (simply upload into Guest Experience portal).
- Signed Rental Agreement required for each booking (sent by email and text to be signed electronically by primary renter).
Pool Heat is not included in the reservation. The cost is $30.00 per night with a 3 night minimum required. Please let us know if you would like to add this amenity to your reservation.
- Children must be monitored at the pool at all times. Absolutely no diving (since the pool is too shallow for diving).

Toiletries and Household Items: We provide a Starter pack for each reservation (including toilet paper, trash bags, dish soap, 2 laundry detergent pods, bar soap, shampoo, conditioner, bath gel). Any further items needed will need to be provided by the guest. Multiple shopping areas are less than a mile from the house.

***Refundable Damage Deposit Required ($500). Any stained or damaged items inside or outside our home - including, but not limited to appliances, furniture, walls, carpets, linnens, towels, pillows and anything else at the home will result in the full replacement cost being taken out of your deposit. Any damages beyond the deposit amount will be billed to you. Each guest arriving deserves to have excellent amenities. Our linen company charges a separate fee per damaged or stained item.

** Please note: In case of hurricanes or inclement weather or due to any necessary repairs, certain amenities may be closed and unavailable during your stay. We can not guarantee the availibilty of each amenity at the time of your stay. I would recommend getting travel insurance during hurricane/natural disaster season. Hurricane season runs from June 1 to November 30. We follow a strict cancellation policy and do not issue refunds unless The National Weather Service or local government authorities order mandatory evacuations. Additionally, weather in the summer can be unpredictable; in the event of loss of power and/or internet, or any other "out of our control" situation due to local storms, we will not grant refunds. If a guest damages or breaks something prior to your stay, we can not guarantee the replacement will have arrived before your arrival.

Note about taxes: the following taxes are charged on all vacation rentals in Kissimmee: 6% Florida State General Sales and Use Tax, 1.5% Osceola County General Sales and Use Tax, 6% Transient Rental Tax

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 28 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
